Located on Lexington Avenue, the project was successfully delivered through a fully integrated process, from securing development permits to arranging financing and construction loans.

Lexington Apartments is a 100% affordable, five-story, 97-unit residential community located just two blocks north of the historic Hollywood Forever Cemetery.

The unit mix includes:

  • Studios: 25 units

  • One-bedroom units: 53

  • Two-bedroom units: 18

  • Three-bedroom units: 1

With a site area of 15,000 sq ft and a total building area of 48,681 sq ft, the project provides a thoughtfully designed living environment that accommodates a diverse range of households, from individuals to families.

Developed in accordance with the Los Angeles Mayor’s Executive Directive 1, the project maximizes incentives for increased housing density and has attracted significant attention as a potential solution to the region’s housing supply challenges.

Design—Architectural beauty that blends into the city

The building’s design emphasizes a human-scale approach within a residential neighborhood, fostering a harmonious presence within the surrounding community. The street-facing façade is articulated into three distinct volumes through recessed balconies, creating visual depth and rhythm. The interplay of a gable roof facing Lexington Street and another rotated 90 degrees introduces architectural complexity, while a dynamic window pattern with varied colors lends the building a rich and expressive character.

From a functional standpoint, the project enhances everyday living through thoughtfully curated amenities, including a comfortable lobby lounge, a ground-floor courtyard, and laundry facilities on each residential level. Altogether, the project achieves a refined balance between convenience and residential comfort.
